When selling a home in the Long Beach Island real estate market it is fair to say that the process is involved. A seller and their agent have to come up with a price, a time to list and a marketing strategy and as important as all that may be, it is for nothing if the property cannot be shown. While this may seem obvious, as we come into Spring and Summer Showing and Selling LBI Real Estate can be harder than one may think. In order to sell a house, buyers have to be able to see it and plans should be in place to accommodate these all important showings.

Showing and Selling LBI Real Estate Market

The LBI real estate market is primarily a second home market and as such, many homes are vacant for the majority of the year. Local real estate agents can become accustomed to easy showings and not having to plan too far in advance to coordinate a showing. In the Spring and the Summer, this may no longer be the case. As a seller there are three obstacles to overcome. They are:

  • Short term summer rentals
  • More use of the home during the summer season
  • Guests staying in the home and not having it “show ready” for buyers

It is natural to want to use a home as the weather warms up on Long Beach Island. That said a seller has to be ready to accept a showing at a moments notice. This involves not only allowing the showing to take place but also making sure the house is “show ready”. It is common to have guests staying at the home and if that is the case, it is best to let them know that showings can and will take place. That way they can keep the property neat and tidy. More challenging are summer rentals. These can basically restrict the ability to show a home for sale in the LBI real estate market to only Saturday on changeover. If you are planning to sell it may be worthwhile to inform the tenants that showings have to take place during the week and offer some kind of incentive for the permission to do so.

As I referenced above, there are many steps to selling a home in the LBI real estate market. Being able to have the home shown in its best light is one of the most important. Keeping the property neat and tidy is key and being able to circumvent summer rentals can give a seller an edge in the Long Beach Island real estate market.
