What is the Fair Housing Act? The Fair Housing Act, passed in 1968, prohibits discrimination on the basis of race, color, religion, sex, or national origin. It also provides protection for people with disabilities and families with children. The Fair Housing Act has been amended many times to protect other classes not included initially, including marital status and source of income. All buyers and sellers in the LBI real estate market should be aware of this act and how it impacts their transactions in the Long Beach Island real estate market.

The LBI NJ Real Estate Market and the Fair Housing Act
The Fair Housing Act impacts every Long Beach Island, New Jersey real estate transaction. It requires that all housing providers show their available units without regard to any characteristic protected by the act. LBI NJ real estate agents and brokers must ensure that their clients do not express any limitations of Fair Housing Act protected classes when viewing properties.
The Fair Housing Act protects not only buyers and sellers but also renters. Landlords cannot discriminate against people because of the characteristics protected by this act. For example, they can’t refuse to rent an apartment based on a person’s disability or children. They must be able to make decisions about lease renewals, and terminations without regard to any Fair Housing Act protected characteristic.
The Fair Housing Act also prohibits real estate agents from discriminating against their clients because of any Fair Housing Act characteristics, including race, color, religion, or national origin. For example, they cannot show available homes only to white people and refuse to show them to African Americans. These actions are prohibited by the Fair Housing Act, which is why buyers and sellers in the Long Beach Island NJ real estate market need to be aware of this act.
