While it is impossible to predict the top or bottom of a market, there are three reasons to sell your home in the LBI real estate market now (if it makes sense for you). All buyers and sellers in the Long Beach Island real estate market need to pay attention to market trends so they can react to an ever-changing sales market. Right now, some trends suggest this is an excellent time to sell. They are:

  • Inventory is very low (but rising)
  • Interest rates are very low (but rising)
  • Demand is very strong (but may start to lessen with more homes on the market)

Three Reasons to Sell Your Home in the LBI Real Estate Market

The Long Beach Island real estate market is constantly changing, and 2021 is a perfect example of this. In the immediate aftermath of COVID in March of 2020, we saw the LBI real estate sales market explode with activity. Prices rose, and inventory fell. At one point, there were only about 75 homes for sale on Long Beach Island! Now, some of those trends have reversed, and while we are nowhere near the market changing, there are signs that this might be a good time to sell. In a “normal” market, there were about 500-600 homes for sale. Right now, there are about 200. This is still a very low number but also much higher than the low point of about 75. Mortgage interest rates are still very low, which offers an incentive for buyers to enter into an LBI real estate transaction, but there seems to be a consensus that rates will start to rise soon. Lastly, demand is still very strong, but we will most likely see fewer bidding wars with more homes on the market. Taken as a whole, this might be the right time to sell your home in the Long Beach Island real estate market.
