First, let me be clear that there are no signs of the Long Beach Island real estate market crashing or falling in a meaningful way. Instead, we have seen some more price reductions, indicating that home prices are nearing the top of the market. If this occurs, we will likely see prices level out while maintaining a slower degree of price appreciation. If things start to level off, it could trigger some sellers to list their homes for fear the market is falling, An increase in inventory will weaken the sellers‘ position, so this could be a golden opportunity to get ahead of the pack. Sellers are still in a very strong position with about 3 months of inventory on Long Beach Island. Historically, we need about 6-7 months for a balanced market, so there is still a ways to go before we hit that point, but we have seen an increase in the number of homes for sale compared to only a few months ago. If that continues, buyers will have more to choose from, and sellers will likely have fewer offers on their homes. The supply of homes for sale is one of the most impactful trends in the LBI real estate market. The supply of homes is still very low when compared to a pre-COVID market, and if you are considering selling your home, this might be the right time to do so.
