Long Beach Island Real Estate

It seems you cannot turn on the news today without hearing about coronavirus or COVID-19. This unfortunate pandemic has impacted the entire planet individually, economically, and emotionally. The consequences of coronavirus have affected us all, but things are improving. This, among other reasons, can make this an excellent time to sell in the LBI real estate market. There are a few standout reasons for this:

  • Sellers will face less competition.
  • Buyers are still very active in the LBI real estate market.
  • Buyers are more focused on their search.

Why This May Be A Good Time To Sell in the LBI Real Estate Market

Above all else, the most significant impact the coronavirus has had on the Long Beach Island real estate market is the reduction of inventory. Many sellers have pulled their homes from the market. Before COVID-19, the LBI real estate market was already operating in a low inventory environment. Coronavirus has only furthered that trend. Therefore, sellers will face far less competition when selling a home on Long Beach Island than they would have a year ago. The counterpart to this is buyers are still very active. While it is undeniable that market activity has slowed down dramatically, there is still a tremendous amount of interest in the market. A well-priced home will draw the attention of buyers and potentially encourage them to see the house in person or virtually. Lastly, in this age of social distancing, buyers are more focused on their search. In my experience thus far, buyers are not viewing as many homes when they come to see property for sale. Generally speaking, a buyer will only make the trip if they have a real interest in a home, and when they come, they see fewer houses. This is good for both buyer and seller. It creates an environment of less contact and helps keep the buyer focused on the house that interests them most.

COVID-19 has impacted the LBI real estate market; however, it seems unlikely that we will see a significant drop in prices. If history is any guide, the market will remain stable or even rise in the next several months. That said, there are several reasons why selling a home right now makes sense. If you need to sell your home, there are opportunities to take advantage of the immediate home shopping environment.
