The COVID market was very difficult to predict as buyers were willing to pay prices based more on emotion than facts and data. As the market as cooled off (not crashed), buyers are once again willing to make more informed decisions and therefore, we can once again rely on data to price a home. Below is a breakdown of all sold single family homes in the Long Beach Island NJ real estate market from the middle of August 2022 to the middle of October 2022.

There were a total of 10 closed sales during this time frame on Long Beach Island. The average price of a home in this facet of the market was $2,885,000. On average, these homes sold 98.7% of their asking price and spent about 60 days on the market. Homes in this price point usually constitute a range of locations from ocean block to bayfront to oceanfront and a variety of styles from new homes to teardowns on large lots or premium locations.

While home sales in the LBI real estate market and elsewhere have cooled, the market is still performing very well. Inventory is extremely low at around 125 single-family homes for sale. This is a historically low figure and one that, if maintained, will help to keep prices higher.
