Long Beach Island Real Estate Market

When looking to buy, sell or invest in the Long Beach Island real estate market understanding where we are in the market cycle is key. To that end, knowing how many active listings are in the LBI real estate market can give you a good idea if this is a time to be active in a transaction. Overall the LBI real estate market is having a good 2019 and with single family home inventory averaging around 450-500 homes at any point there are good options in the market.



Active Listings in the LBI NJ Real Estate Market

While there are several property types in the LBI NJ real estate market (single family homes, condos, duplexes, vacant land, commercial, etc.) single family homes are by far the most common aspect of the LBI real estate market. Therefore the chart below shows the number of active single family homes and the average price point of these single family homes year to date:

As you can see from the chart inventory levels are pretty strong. Compared to a year ago there are between 20 and 40 more homes for sale each month. This is very good news given that last year low inventory levels proved challenging for buyers in the Long Beach Island real estate market.
