The oceanside and ocean block areas of the Long Beach Island real estate market represent some of the most active home sales. While Long Beach Island is only 18 miles long, there are some big differences between the different towns and communities that make up LBI. One of the most unique is Barnegat Light. Being located on the North end of LBI and having a more natural, less developed feel makes this area an interesting case study. Looking at the sale of single family homes on the oceanside and oceanblock areas of Barnegat Light on Long Beach Island revel some interesting trends:

  • 2016 saw 16 sales with an average price of $850,469

  • 2018 saw 15 sales with an average price of $937,233

  • Year to date (January to the end of April) in 2019 saw 4 sales with an average price of $910,000


As you can see the Barnegat Light real estate market has shown rather significant growth. This activity mirrors that of the Long Beach Island real estate market as a whole. With a roughly 7%-10% appreciation since 2016 it is fair to say that the Long Beach Island real estate market is doing well.



Barnegat Light Real Estate and the LBI Real Estate Market

The LBI real estate market and specifically Barnegat Light have come a long way since the economic downturn of 2008 and since Hurricane Sandy. Widespread redevelopment and new construction building has helped but overall confidence in the LBI real estate market has to rank as the biggest reason for this price appreciation.
