Long Beach Island Real Estate

Beach Haven Gardens had a very strong 2018. This section was in fact one of the few that showed higher sales volume compared to 2017 in the Long Beach Island real estate market. There were a total of 18 single family homes and condos sold, 16 of which were single family homes. Looking back to 2017 there were a total of 13 closed single family homes. This shows that buyers are still active in the LBI real estate market and that Beach Haven Gardens continues to be a popular area to consider buying a home.



Beach Haven Gardens 2018 Real Estate Sales Update

Below is a list of all sold single family homes in the Beach Haven Gardens real estate market on Long Beach Island in the local MLS. This list does not include any condominiums, vacant parcels of land, duplexes or commercial real estate. When sampling such a small section of Long Beach Island including these additional sales can skew the data points due simply to a lack of inventory. While there were more sales in 2018, the average sales price was a little lower.

Single family homes sold for an average price of $895,000 which is about $100,000 less than 2017. This is interesting because as a while the average price of a single family home rose in 2018 when compared to 2017.. Homes spent an average of about 87days on the market which is a shorter time than 2017 and actually much lower than the average seen elsewhere in the LBI real estate market. Homes sold for about $558/sq foot. While the average price was lower, the average price per sq foot was about $50 higher in 2018 compared to 2017.
