Beach Haven Terrace home sales dropped off a little in 2022 when compared to 2021, but this is to be expected as inventory levels throughout the Long Beach Island real estate market fell. There are simply not enough homes to meet demand. Prices rose a great deal, which is impressive since mortgage rates skyrocketed. In spite of this, home sales in the LBI real estate market and Beach Haven Terrace showed no signs of slowing down. Of the 10 closed sales in the Beach Haven Terrace real estate market in 2022, 9 were single-family homes with an average price point of just under $1,400,000 and nearly every sale was over $1,000,000!

Beach Haven Terrace Real Estate Sales Analysis

The LBI real estate market needs more homes for sale. The COVID market depleted any reserve inventory that existed, and now the market is in a state of balance. Beach Haven Terrace, like the rest of the LBI real estate market, does not have enough homes for sale, and therefore, the number of sales dropped. Prices continued to rise even in the face of higher interest rates. This shows how strong and stable the Long Beach Island real estate market really is!
