Beach Haven Terrace Real Estate Sales 2023

The Beach Haven Terrace real estate market saw a big drop in activity compared to the past few years, but with inventory levels so low, this is expected to be the case. There were only 7 closed transactions in Beach Haven Terrace in 2023, which is a level not seen since 2019. The big difference is there were exponentially more homes for sale in 2019 compared to today, so the percentage of inventory that was absorbed was far higher in 2023. The average price of a single-family home was slightly lower in 2023 compared to 2022 at $1,220,000, but again with so few homes to account for, averages can be skewed. Overall, prices rose throughout the LBI real estate market, so the lower prices seen in Beach Haven Terrace are a more localized phenomenon.

The LBI real estate market had a strong year in 2023. In spite of higher interest rates and low inventory, buyer demand remained strong, and each week, there was more or less a balance between new listings and pending sales. On average, there are only around 100 single-family homes for sale in the Long Beach Island real estate market, which is one of the lowest points on record. Beach Haven Terrace followed these trends with very low inventory and higher demand. While the average price was lower, this seems to have more to do with the nature of the homes sold (smaller, older tear-downs) than anything to do with the market itself. We must also remember that these older homes will be rebuilt, so the overall investment in the Beach Haven Terrace real estate market is far higher than it seems.
