Single Family Home Sales in the Haven Beach Real Estate Sales Market

The fourth quarter of home sales in the LBI real estate market shows tremendous strength and improvement. As is usually the case, location is the primary driver to determine the value of a single-family home. Haven Beach NJ Real Estate 2014 Fourth Quarter Sales shows how buyers are willing to pay a high price for a home in an excellent location.

Sales of single-family homes and Haven Beach were as follows:

  • Seven single-family homes sold

  • The average price of a single-family home in Haven Beach was $1,208,429

  • On average, homes spent 134 days on the market


The least expensive home to sell was 4 E. Virginia. This five bedroom 3 1/2 bath new construction was located on the Oceanside and sold for $840,000 after 252 days on the market. The most expensive home to sell was 101 East Tennessee Ave. which was a five bedroom 6 1/2 bathroom ocean block home selling for $2,100,000 after spending 175 days for sales in the LBI real estate market.



Haven Beach and the Long Beach Island Real Estate Market

All seven homes to sell in Haven Beach were either Oceanside, ocean block, or oceanfront locations. These premium locations typically will command a higher sales price and it proved to be the case in Haven Beach this quarter. Four of the seven homes sold were over $1 million and were located either ocean block or oceanfront. It is interesting to point out that the least expensive home, 4 E. Virginia, was an investment property by which a buyer built a new home and sold for a profit. This type of transaction can be highly lucrative and makes for a profitable investment.
