The Long Beach Island luxury real estate market has seen substantial activity over the past six months, with buyers purchasing homes throughout the $3 million, $4 million, $5 million, and even $10 million-plus price ranges. From April through early October 2026, 42 properties sold for $3 million or more on Long Beach Island, representing approximately $188.4 million in total luxury home sales.


The average sale price among these luxury transactions was approximately $4.49 million, while the median sale price was approximately $3.88 million. The highest sale during the period reached $11.55 million, demonstrating the extraordinary range of the upper end of the LBI real estate market.


Perhaps the most important takeaway from these numbers is that luxury real estate on Long Beach Island is not limited to an occasional high-priced sale. There has been meaningful activity throughout the $3 million-and-above market, giving both buyers and sellers valuable information about demand for high-end homes on LBI.

How Many LBI Homes Sold for $3 Million or More?


There were 42 closed sales at $3 million or more during the six-month period analyzed. Two properties sold for exactly $3 million, while the remaining 40 transactions exceeded the $3 million mark.


The volume of these transactions is noteworthy because sales weren't concentrated immediately above $3 million. There was significant activity throughout the $3 million and $4 million ranges, along with numerous sales above $5 million and several transactions in the highest levels of the LBI luxury market.


The numbers reinforce an important change in Long Beach Island real estate. A $3 million sale is no longer an unusual occurrence on LBI. There is an established segment of buyers seeking newer construction, premium locations, larger homes, waterfront properties, and other highly desirable real estate at this price point and above.


Where Are Luxury Homes Selling on Long Beach Island?


Luxury sales in the Long Beach Island real estate market were not limited to one town or neighborhood. Properties selling for $3 million or more were found throughout Long Beach Township, Beach Haven, Surf City, Harvey Cedars, and Ship Bottom.


Long Beach Township accounted for a significant amount of activity, including several of the highest-priced sales. Beach Haven, Surf City, Harvey Cedars, and Ship Bottom also produced notable multimillion-dollar transactions.


This is one of the reasons it can be misleading to look at the luxury LBI market as a single property type. A luxury oceanfront home in one community can be very different from a new-construction home several blocks from the beach, a bayfront property, or a large home on an oversized lot.


At these price points, buyers aren't simply purchasing bedrooms and square footage. Location, views, land, construction quality, outdoor living space, water access, amenities, and overall property quality can become increasingly important.


The $3 Million to $4 Million LBI Market


A large portion of LBI luxury real estate market activity took place between $3 million and $4 million. Recent sales in this range included properties in Long Beach Township, Beach Haven, Surf City, Harvey Cedars, and Ship Bottom.


There was also considerable variation within this price range. Some properties were newer construction, while others were older homes in highly desirable locations. Square footage, lot dimensions, proximity to the ocean or bay, and property condition varied considerably.

That variation is important for sellers. Simply knowing that another house nearby sold for $3.5 million does not necessarily mean your home is worth $3.5 million. At the luxury level, small differences between properties can translate into hundreds of thousands of dollars in market value.


The $4 Million to $5 Million LBI Market Was Active


Another particularly interesting part of the past six months was the amount of activity between approximately $4 million and $5 million.


Sales included homes at $4.05 million, $4.15 million, $4.2 million, $4.3 million, $4.4 million, $4.65 million, and $4.7 million. These weren't isolated transactions in one neighborhood. They represented several different areas and styles of LBI property.

This depth is significant because it suggests the luxury LBI market isn't being driven exclusively by a handful of trophy properties. There is an active middle tier of the luxury market where buyers are willing to spend between $4 million and $5 million when they believe the property supports the price.


For sellers whose homes may fall into this category, selecting the right comparable sales becomes extremely important.


Buyers Are Also Purchasing LBI Homes Above $5 Million


Activity extended considerably beyond the $4 million range. During the six-month period, sales included properties at approximately $5.1 million, $5.3 million, $5.9 million, $6 million, $6.63 million, $7.7 million, $7.95 million, and $8 million.


As prices rise, the number of truly comparable properties naturally becomes smaller. This makes the characteristics of each individual sale increasingly important.


A $7 million oceanfront property should not necessarily be compared directly with a $7 million bayfront home simply because the prices are similar. The location, lot, views, construction, age, size, and amenities all contribute to the value.


This is one of the reasons pricing an ultra-luxury LBI property requires a more detailed analysis than simply calculating an average price per square foot.


The Highest LBI Luxury Sale Reached $11.55 Million


The highest transaction in this six-month period closed at $11.55 million in Long Beach Township. The property offered more than 7,000 square feet of above-grade living space, eight bedrooms, extensive bathroom accommodations, and sold above its asking price after a relatively short marketing period.


A sale at this level is significant because it demonstrates the buying power that exists at the very top of the Long Beach Island real estate market.


At the same time, one extraordinary sale should never be used to establish the value of every luxury home on LBI. Trophy properties tend to have unique characteristics that separate them from the broader market.


The better takeaway is that buyers are willing to make eight-figure investments in Long Beach Island real estate when the right property becomes available.


How Quickly Are Luxury LBI Homes Selling?


One of the most interesting aspects of the past six months is the enormous variation in days on market.


Several multimillion-dollar properties recorded remarkably short marketing periods, including luxury homes that went under contract after only a few days of market exposure. Other properties took months to find the right buyer, including at least one transaction that accumulated more than 300 days on market.


That tells sellers something very important: a strong luxury market does not mean every LBI home will sell quickly at any asking price.


Luxury buyers tend to have substantial choices and are often knowledgeable about competing inventory. The higher a seller moves in price, the smaller the pool of potential buyers becomes. Proper pricing, presentation, marketing, condition, and understanding the competition remain extremely important even when overall demand is healthy.


What Determines the Value of a Luxury LBI Home?


Luxury homes on Long Beach Island need to be evaluated individually because so many property-specific characteristics influence value. Location is obviously important, but it is only the beginning.


When evaluating a luxury LBI property, I look closely at lot dimensions, ocean or bay proximity, direct water access, views, construction quality, age, square footage, bedroom and bathroom count, outdoor living areas, pools, elevators, garages, rental potential, architecture, condition, and recent comparable sales.


At the upper end of the market, buyers are frequently comparing complete properties rather than simply comparing houses based on size.


Two 3,500-square-foot LBI homes can therefore have dramatically different values.


Is There Still Demand for Luxury LBI Real Estate?


The past six months of actual closed sales show that buyers have been completing transactions across a broad range of luxury price points. There has been activity in the low-$3 million range, significant activity between $3 million and $5 million, multiple transactions above $5 million, and sales extending into the $7 million, $8 million, and $10 million-plus ranges.


That does not mean every luxury property will sell quickly or that buyers will accept any asking price. Instead, these transactions demonstrate that there are buyers participating at many different levels of the LBI luxury market when the property and price align.

For sellers, that makes proper positioning particularly important. For buyers, it emphasizes the importance of understanding comparable sales rather than evaluating a multimillion-dollar property based solely on its asking price.

Buying or Selling Luxury Real Estate on Long Beach Island


The past six months demonstrate just how significant the LBI luxury real estate market has become. With 42 transactions at $3 million or more and approximately $188.4 million in combined sales volume, the upper end of the Long Beach Island market represents far more than a handful of exceptional sales.


For sellers, however, strong luxury activity doesn't eliminate the importance of proper pricing. Every multimillion-dollar LBI property needs to be evaluated based on its individual characteristics and the comparable sales that genuinely compete with it.

For buyers, the same principle applies. A $5 million asking price doesn't tell you whether a property represents a good or bad value. The location, land, construction, amenities, condition, views, water access, and comparable sales all need to be considered as part of the purchase decision.
