September 2024 marked a peak in the Long Beach Island NJ real estate market with an average sale price of $2,362,596 and 47 sales, indicating a robust market at the close of the summer season. As we transitioned into October 2024, the average sale price decreased to $1,837,892, with sales dropping to 33, suggesting a seasonal dip in activity.
Continuing through the winter months, we observe a gradual recovery in the market on LBI. For example, January 2025 saw sales average $2,314,000 with 28 transactions, indicating resilience despite the colder months. The trend of fluctuating average sale prices continued through the early months of 2025, with February averaging $2,333,271 over 24 sales and rebounding further in the spring. This too is a predictable trend as buyers prepare for the summer months on Long Beach Island.
The spring months in the LBI real estate market exhibited a significant uptick in activity, which again makes sense. Spring tends to be a very busy time in the market as buyers look to acquire a home before summer without incurring the carrying costs of the home all winter. April 2025 had an average sale price of $2,512,925 with 29 sales, followed by May and June, where prices hovered around the $1.9 million mark, albeit with reasonably healthy transaction numbers.
