The Long Beach Island real estate market started October with strong activity, including new luxury listings, price reductions, homes going under contract, and several notable closed sales.
Five new listings came onto the market on October 1, ranging from $2.65 million to $10.5 million. The standout was an 8-bedroom, 5,758-square-foot home in Long Beach Township listed for $10.5 million.
New inventory also included properties in Beach Haven, Surf City, and Long Beach Township priced between $2.65 million and $4.7 million. A Beach Haven property priced at $2.859 million also entered Coming Soon status.

Homes Going Under Contract
Buyer activity continued with two Long Beach Township properties moving to Active Under Contract. One was listed at $1,999,999, while the other was listed at $2,595,000.
LBI Closed Sales
Three properties closed on October 1. A Long Beach Township home listed at $2.649 million sold for $2.5 million, while another listed at $3.495 million sold for $3.75 million, approximately $255,000 above asking price.
Another Long Beach Township property closed for $2.895 million, matching its asking price.
Price Changes
Sellers were making adjustments as well. A Ship Bottom property was reduced from $3.395 million to $3.25 million, while a Long Beach Township property dropped from $5.85 million to $5.299 million.
