Luxury Market Continues to Drive LBI Real Estate

Luxury inventory remains the dominant force in the Long Beach Island housing market. Several properties priced above $3 million entered the market or moved into contract status this week, including:

  • $10.925M Coming Soon listing in Long Beach Township

  • $7.495M Active listing in Long Beach Township

  • $4.499M Under Contract property in Long Beach Township

  • $4.195M Active listing in Beach Haven

  • $3.9M closed sale in Long Beach Township

The concentration of high-value transactions reflects continued demand from cash buyers, second-home purchasers, and investors seeking waterfront and new-construction opportunities on LBI.

Inventory has improved compared to earlier periods, giving buyers more choices across multiple LBI communities. However, desirable homes in prime locations—including oceanblock, bayside, and waterfront properties—continue moving quickly.

Buyers looking for homes in Long Beach Township, Surf City, Beach Haven, Harvey Cedars, Barnegat Light, and Ship Bottom should be prepared to act decisively when well-priced properties become available.

With the average active listing approaching $2.8 million and multiple luxury properties entering contract status, seller confidence remains strong throughout the Long Beach Island real estate market.

Properties that are:

  • Properly priced

  • Updated or newly constructed

  • Located near the beach or bay

  • Offering water views or boating access

continue to generate substantial interest from motivated buyers.

Long Beach Island Real Estate Market Statistics

As we move deeper into the summer market, demand for Long Beach Island homes remains healthy. Strong contract activity, steady luxury inventory, and several multimillion-dollar transactions indicate that the LBI housing market continues to perform at a high level despite elevated home prices.

For buyers and sellers watching LBI real estate, Long Beach Township homes for sale, Beach Haven real estate, Surf City NJ homes, Harvey Cedars homes for sale, and overall Long Beach Island market trends, this week's activity reinforces the continued strength of the Jersey Shore's premier coastal destination.
