Long Beach Island Real Estate Market
So far the LBI real estate market has been active for buyers and sellers alike. A comparison of the number of new listings and the number of sales year to date shows us some interesting trends in the Long Beach Island real estate market. Despite the average price of a single family home being a little higher this year compared to the same time period last year, there are actually fewer sales year to date despite a higher overall inventory count.

Below are two charts showing the number of new single family home listings and the number of single family home sales in the Long Beach Island real estate market:

When looking at the chart two things become clear. There are more homes for sale this year compared to last but fewer overall sales by about 10%. From January 2018 to June 2018 there were 485 new listings and 242 single family homes sold. So far in 2019 there have been 507 new listings and only 223 sales. The lower number of home sales is a little surprising considering most of the other metrics that gauge the LBI real estate market show positive outcomes for 2019.
