LBI Real Estate Weekly Sales Update 01/23/2022-01/30/2022: As January of 2022 comes to a close, saw another week of very limited activity in the LBI real estate market. This lack of activity has nothing to do with lower interest, but rather the simple fact there are not enough homes for sale on Long Beach Island! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 11 new listings entered the market with an average price of $1,640,636

  • 16 listings went under contract with an average listing price of about $1,309,187

  • 4 properties sold on Long Beach Island with an average price of $1,214,250

  • 2 listings saw price reductions in the LBI real estate market and one home raised its sales price

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), "C" means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. Note this is for single-family homes, condos, duplexes, and commercial real estate listed by all local Long Beach Island real estate agencies.

LBI New Jersey Real Estate Sales Analysis

January and February are, historically, some of the busiest months for new listings coming on the market. As we end January, that did not prove to be the case. Inventory has actually fallen since the month began, with fewer homes on the market now than three were in December. For the moment at least, buyers will continue to operate in a low inventory environment, which will most likely lead to prices continuing to rise. There are 125 active listings in the MLS this week and 118 pending sales.
