LBI Real Estate Weekly Sales Update 03-10-2024 to 03-17-2024: There were 45 changes to the MLS this week on Long Beach Island and, as usual, activity was spread across the market. The real story this week, however, is the massive NAR settlement-more on that in a moment. 13 new listings entered the market with an average price of $3,098,508
12 listings went under contract with an average listing price of about $2,722,750
7 properties sold on Long Beach Island with an average price of $1,881,429
3 listings saw price reductions in the LBI real estate market and one home increased the listing price

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), "C" means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis
There were nearly equal numbers of new listings and pending sales this week, but the average price of a new listing was much higher than normal, thanks to several new constructions entering the market. The big LBI real estate market news this week was the National Association of Realtors settlement concerning a lawsuit that alleged brokerage commissions were being fixed. The fallout from this is yet to be seen, but while some feel it will create a drastic change in the real estate industry, I doubt much will be altered in the normal course of business. The allegation that real estate commissions are fixed is not true. They have always been negotiable and very often are. Especially in this low inventory market, many sellers pay far less than they used to (on a percentage basis). While there will likely be additional disclosures about commission rates, the outcome of the lawsuit essentially memorializes a practice that has always been the case. Time will tell if there are changes, but I expect we will see little disruption to the normal course of business in the LBI real estate market.
