LBI Real Estate Weekly Sales Update 06-30-2024 to 07-07-2024: There were only 38 changes to the Long Beach Island real estate market this week making the 4th of July week on Long Beach Island a little slower than average. That said, holiday weeks tend to be slower, so this is not a big surprise! LBI New Jersey Real Estate Sales Analysis

The 4th of July week LBI real estate market update on Long Beach Island saw an increase in the number of new listings entering the market. This reverses the trend of the past several weeks, where pending sales far outpaced new listings. This is welcomed news for buyers in the LBI real estate market. One interesting trend to note is that the average price of a new listing and the average price of a pending sale were nearly identical. This shows how stable the Long Beach Island real estate market has become. This week, the MLS has 112 active listings (a slight increase over last week) and 53 pending sales.
