LBI Real Estate Weekly Sales Update 08/29/2021-09/05/2021: Activity in the Long Beach Island real estate market exploded this week with a total of 82 changes to the MLS which is one of the busier weeks we have seen recently. Unfortunlay for buyers, there were more pending sales this week than active listings thus reducing the inventory levels. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 20 new listings entered the market with an average price of $1,228,115

  • 26 listings went under contract with an average listing price of about $1,356,804

  • 7 properties sold on Long Beach Island with an average price of $1,903,346

  • 16 listings were either withdrawn of expired in the LBI real estate market

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), "C" means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis

There were a total of 6 more pending sales this week than there were active listings. Additionally, there were 16 listings that were withdrawn or expired from the market. Together, this is a rather significant reduction in the overall inventory on LBI. As we come into Fall it is expected that we will see more new inventory come on the market, the question is how quickly will it be absorbed. If the trend we saw this past week persists, the gains in inventory seen over the past few weeks could be erased.
