LBI Real Estate Weekly Sales Update 09/03/2023-09/10/2023: There were 46 changes to the MLS this week, and for the first time in a long time, new listings saw a big increase. There were 20 new listings to only 10 pending sales, so we finally saw an increase in new listing inventory. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
20 new listings entered the market with an average price of $1,872,500
10 listings went under contract with an average listing price of about $2,395,731
6 properties sold on Long Beach Island with an average price of $2,205.667
4 listings saw price reductions in the LBI real estate market

While the addition of some new inventory is certainly welcomed news, the number of homes for sale in the LBI real estate market is still very low. There are 120 active listings in the MLS this week, so still a fraction of what we saw pre COVID.
