LBI Real Estate Weekly Sales Update 10/29/2023-11/5/2023: There was a slight uptick in overall activity in the Long Beach Island real estate market this week. There were a total of 51 changes to the sale market. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 10 new listings entered the market with an average price of $2,592,100

  • 10 listings went under contract with an average listing price of about $2,073,900

  • 13 properties sold on Long Beach Island with an average price of $1,882,154

  • 9 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

The activity was balanced once again in the LBI real estate market with an equal number of new listings and pending sales. The LBI real estate market has remained on this trajectory for the past several months, and all signs point to this level of balance being maintained. As we move into the holiday season, it is likely that activity will slow down some, but this market is hard to read and there is just as good of a chance of activity remaining steady with activity being so low.
