LBI Real Estate Weekly Sales Update 12/26/2021-1/2/2022: Happy New Year! This is the first weekly sales update of 2022 and things got off to an interesting start overall. There were a total of 49 changes to the Long Beach Island real estate market this week, but a large percentage of these changes were due to expired listings. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
1 new listing entered the market
11 listings went under contract with an average listing price of about $2,006,491
7 properties sold on Long Beach Island with an average price of $1,741,286
1 listing saw A price reduction in the LBI real estate market

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), "C" means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis
The number of homes for sale on Long Beach Island fell dramatically this week. Not counting pending sales, there were 25 listings that expired or with withdrawn from the market. This reduction in inventory makes it all the harder for a buyer to find a home to purchase. There are 128 active listings in the MLS this week which is one of the lowest numbered we have seen in months. There are 113 pending sales. It is worth mentioning that a number of the "active" listings have contracts on them but the listing agent has not yet updated the MLS. Therefore, the actual number of homes for sale on LBI is probably less than 100 at present.
