LBI Real Estate Weekly Sales Update 2/1/2021-2/7/2021: There were a total of 79 changes to the Long Beach Island real estate market this week making it another busy week in the sale market. Coronavirus continues to have an impact on home sales as buyers look to invest in the shore areas and take advantage of low-interest rates. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
16 new listings entered the market with an average price of $1,929,119
31 listings went under contract with an average listing price of about $1,107,932
12 properties sold on Long Beach Island with an average price of $1,865,667
8 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
Roughly twice as many homes went under contract as came on the market. This kind of activity underscores the major issue facing the LBI real estate market: lack of inventory. We need more homes for sale on Long Beach Island! The fervor created by COVID-19 coupled with low-interest rates and the naturally strong LBI real estate sales market has created an environment starved of homes for sale!
