LBI Real Estate Weekly Sales Update 2/26/2023-3/5/2023: There were 60 changes to the Long Beach Island NJ real estate sales market this week. That makes one of the most active weeks we have seen in some time! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
15 new listings entered the market with an average price of $3,354,000
12 listings went under contract with an average listing price of about $1,445,967
12 properties sold on Long Beach Island with an average price of $1,752,000
8 listings saw price reductions in the LBI real estate market and 2 homes saw a price increase

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), "C" means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. Note this is for single-family homes, condos, duplexes, and commercial real estate listed by all local Long Beach Island real estate agencies.

LBI New Jersey Real Estate Sales Analysis
The LBI real estate market continues to show strong activity. Last week there were roughly twice as many pending sales as there were new listings. This week, there were 3 more new listings than pending sales. The fact that new listings and pending sales are showing about the same level of activity shows that buyer confidence remains strong. There were several price drops this week, and 2 increases, but this is typical as some sellers still push the market and need to adjust to a more realistic number. There are 125 active listings in the MLS this week and 61 pending sales.
