LBI Real Estate Weekly Sales Update 2/7/2021-2/14/2021: There were a total 76 changes to the Long Beach Island real estate market this week. In the age of coronavirus, this seems to be a pretty standard amount of market activity in any given week. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
19 new listings entered the market with an average price of $1,278,863
27 listings went under contract with an average listing price of about $1,244,493
11 properties sold on Long Beach Island with an average price of $1,312,500
2 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
While the trends that we have been experiencing continue to prevail, some of the emotion seems to have left the buyer market. This is a good thing as some buyers have been making poor choices (or have been getting bad advice) and have been overpaying for a home or location that does not warrant such a high price. As buyers start to focus more on value, it will actually be much easier to complete a successful LBI real estate transaction based on facts and not raw emotion. As we come into the spring market, activity should remain strong and we can expect inventory levels to remain low-but hopefully buyers will continue to exercise caution and discipline while learning about what determines value on Long Beach Island moving forward!
