LBI Real Estate  Weekly Sales Update 3/17/2019-3/24/2019: The Long Beach Island real estate market had a busy week with 104 changes being made. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 25 new listings entered the market with an average price of $1,250,000 (rounded)

  • 27 listings went under contact with an average listing price of about $922,000 (rounded)

  • 12 properties sold on Long Beach Island with an average price of $800,000 (rounded)

  • 9 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

The number of pending sales, new listings and closings were all very high this week. In particular there were a higher than average number of pending sales. This is a bright spot for the Long Beach Island real estate market as year to date sales are behind that of last year (which was down from 2017). All in all market activity this week points to a stable LBI real estate market even if it is a little slower than last year.
