LBI Real Estate Weekly Sales Update 3/19/2023-3/26/2023: There were only 66 changes to the Long Beach Island real estate market this week, and almost a third of that activity was in the form of pending sales! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 12 new listings entered the market with an average price of $2,867,250

  • 8 listings went under contract with an average listing price of about $2,222,250

  • 13 properties sold on Long Beach Island with an average price of $1,843,173

  • 10 listings saw price reductions in the LBI real estate maret

LBI New Jersey Real Estate Sales Analysis

The market once again showed a balanced amount of activity. There were a few more new listings this week, but some of those new listings already have offers on them! One surprise was a high number of price reductions. We are still seeing some sellers push the market to a limit that it never was, and those homes are now needing to be reduced in price. A well priced home will sell very quickly and often times with multiple offers! There are 131 active listings in the MLS this week and 52 pending sales.
