LBI Real Estate Weekly Sales Update 3/23/2020-3/30/2020: There were only 57 changes to the Long Beach Island real estate market this week. This is a considerable slowdown in the LBI real estate market, most likely due to the impact of coronavirus. As a comparison, there were 103 changes to the market last week! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 14 new listings entered the market with an average price of $2,434,779

  • 8 listings went under contact with an average listing price of about $879,875

  • 10 properties sold on Long Beach Island with an average price of $800,850

  • 13 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

A slowdown in activity is certainly to be expected. Overall the outlook for the LBI real estate market seems very positive but with the travel restrictions in place, volatility in the stock market and a general fear of strangers being in a house, a drop in market activity has been anticipated. As an example, there were 4 listings this week that were temporarily withdrawn, most likely as a result of coronavirus. Likewise, there were 7 deals that fell apart and came back on the market.
