LBI Real Estate Weekly Sales Update 4/23/2023-4/30/2023: There were only 66 changes to the Long Beach Island real estate market this week, and almost a third of that activity was in the form of pending sales! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 9 new listings entered the market with an average price of $1,692,772

  • 8 listings went under contract with an average listing price of about $1,664,874

  • 10 properties sold on Long Beach Island with an average price of $2,289,650

  • 9 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

The LBI real estate market saw a near balance between new listings and pending sales this week. There were a higher number of price reductions this week, with a total of 9. This is not surprising as many of the new listings that have entered the market recently have been priced far too high (to a level that the LBI real estate market never saw). To be clear, these price drops are not an indication that prices are dropping on Long Beach Island. Rather, the sellers have had to bring their prices in line with where the LBI real estate market is. Buyer activity is still very strong and the average price of a sold home is over $2,200,000! There are 129 active listings in the MLS this week and 51 pending sales.
