LBI Real Estate Weekly Sales Update 5-26/2024 to 6-2-2024: It was a very busy week in the LBI real estate market. In total, there are 51 changes to the MLS in this week's Long Beach Island real estate market update. Pending sales outpaced new listings showing that buyer demand is still very stong on Long Beach Island. LBI New Jersey Real Estate Sales Analysis
There was a lot of activity in this LBI real estate market update, and some interesting trends are to review. The average price of a new listing and the average price of a pending sale were almost identical. In fact, they were only $1,000 or so off! The average sales price was higher than both of these numbers at just under $3,000,000. We can deduce that the market has regained some level of stability in pricing and buyers and sellers are having an easier time comping out their homes. The market is still on the rise as inventory remains stubbornly low, but there are enough comparable sales to develop intelligent pricing models. There are 116 active listings in the MLS this week and 47 pending sales.
