LBI Real Estate Weekly Sales Update 7/18/2021-7/21/2021: There were 57 changes to the Long Beach Island real estate market this week. The welcomed trend of more new inventory coming on the market than pending sales continues! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 20 new listings entered the market with an average price of $1,627,295

  • 16 listings went under contract with an average listing price of about $1,829,994

  • 6 properties sold on Long Beach Island with an average price of $2,173,500

  • 7 listings were either withdrawn of expired in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

As the summer moves along, we have been seeing more and more inventory come on the market. All signs point to this trend continuing into the fall. The Long Beach Island real estate market needs listings and in the wake of COVID, there is still strong demand for homes at the beach. We have to pay attention to the inventory levels because they are one of the biggest predictors of price. Right now, prices are rising and that is also likely to continue but if too many homes are listed in too short a time, that could change the direction of prices in the market.
