LBI Real Estate Weekly Sales Update /8/2023-1/15/2023: There were 52 changes to the Long Beach Island real estate sales market this week, and for the first time in a long time, new listings far outstripped pending sales. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 15 new listings entered the market with an average price of $2,412,767

  • 8 listings went under contract with an average listing price of about $1,067,500

  • 8 properties sold on Long Beach Island with an average price of $1,786,875

  • 7 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

January and February are some of the strongest months for new listings entering the market. 2023 seems to be following that trend, at least for now. This is welcomed new to buyers who generally have high confidence in the LBI real estate market but need inventory to buy! In fact, some of these new listings already have offers and are in attorney review, although they have not officially been reported as being under contract yet. This shows how when new listings enter the LBI real estate market, they are absorbed almost immediately. Inventory remains low with 107 active single-family home listings (some of which have offers and are close to a deal) in the MLS this week and 50 pending sales.
