Understanding agent relationships is a crucial component to buying or selling a home in the LBI real estate market. While an individual can sell a property that they own, a buyer or seller must engage the services of a real estate company to be represented by a real estate agent or a real estate broker. Understanding how a real estate company is structured and what an agent and a broker can and cannot do is beneficial in navigating the real estate market on Long Beach Island and a real estate transaction.

A real estate firm must have a licensed broker in charge of the business. To become a broker, an individual must have been a licensed real estate agent in the state of New Jersey for a specified time and undergo additional training. The broker is responsible for the actions of the real estate company and the agents that work in it. A real estate agent can obtain a broker's license without running a company. Both a real estate agent and a real estate broker can represent buyers or sellers in real estate transactions.



Very often, agents and brokers are confused as interchangeable. There is a difference between the two parties and the responsibilities of both. Being a real estate broker requires additional training, so some may say there is an advantage to this over an agent. That said, many agents do not wish to become brokers unless they have the ambition to run an office. Experience counts for everything. Working with a local agent who knows the area in the market is invaluable to the success of the purchase or sale of a home in the LBI real estate market, and the additional licensing alone does not make one party superior to the other.
