Long Beach Township Real Estate Market
The story of 2015 is scale: sales volume expanded dramatically, and with it, Long Beach Township’s footprint on the broader LBI real estate map. Buyers responded to updated inventory and improved confidence, and activity broadened across ocean‑block, oceanside, and bayside areas. The mix skewed larger, driving average home size up. Together these forces propelled a major jump in average sale price and price per square foot across Long Beach Island.

Volume surged and pricing followed: average sale price nearly doubled versus 2014, aided by a shift toward bigger homes and higher‑end product. The $558 average $‑per‑sq‑ft suggests buyers were willing to pay up for quality, proximity, and renovation. The 0.945 close‑to‑list ratio indicates some room for negotiation remained despite strong demand. 2015 marked the beginning of LBI’s modern price ladder—an important step that would influence comps for years.

In sum, 2015 established the new normal for Long Beach Township with elevated pricing, a larger average home, and a leap in total market throughput. While negotiation remained part of most deals, momentum and buyer depth increased meaningfully. This was the year LBI’s price structure recalibrated upward, laying groundwork for the sustained appreciation we observe later in the decade. Expect these 2015 results to echo in appraisals and seller expectations over subsequent seasons.
