Barnegat Light and the LBI NJ Real Estate Market

Sales of single family homes increased dramatically as the summer season approached and consumer confidence in the LBI NJ real estate market improved. While storm damaged homes have not been a significant force in the Barnegat Light real estate market, they have represented a number of sales elsewhere on LBI. These storm damaged homes will mostly be torn down and a new house built in their place. This reinvestment in the Long Beach Island area will have a positive and long lasting impact on prices.

Barnegat Light Real Estate Sales Second Quarter 2013

Sales of single family homes in the Barnegat Light real estate market were as follows in the second quarter of 2013:

  • Ten single family homes sold in Barnegat Light
  • The average sales price was $711,750
  • On average, homes spent a total of 268 days on the market

Sales were much higher in the second quarter than the first quarter in Barnegat Light (ten compared to two) and the average sales price was higher as well! While some of this activity can be explained thanks to the seasonal nature of Long Beach Island, it is still an encouraging sign of market improvement post Hurricane Sandy. Home sales prices ranged from a low of $465,000 to a high of $985,000. The median sales price was $741,250.

The Barnegat Light real estate market, and the other real estate markets on Long Beach Island, have been showing strong improvement as Hurricane Sandy falls further into memory. The clarification of flood insurance rules has also helped to restore buyer confidence in the LBI real estate market.
