Beach Haven NJ Home Sales April 2023
The chart below shows how the Beach Haven real estate market has changed over the past year. This looks only at single family homes and tracks the number of sold listings and the number of homes listed for sale each month in Beach Haven NJ.

As you can see, market activity in Beach Haven, and in the LBI real estate market, has remained stable over the past year. Most would agree that late Spring and early Summer of 2022 marked the high point for activity in the LBI real estate market, and this chart would support that. June saw the most sold listings over the entire year. Throughout the rest of the year, we see roughly 4-5 closed sales each month. The number of homes for sale has also remained very stable, averaging about 30 homes for sale each month in Beach Haven. Inventory has dropped off, and that is clear with April showing one of the lowest numbers of active listings and sold homes, agreeing with the assumption that the lack of homes for sale in the LBI real estate market is the single greatest challenge buyers face today on Long Beach Island.

While nobody can predict the future, the data over the past year substantiates the assertion that the LBI real estate market is likely to remain stable and show small increases. Demand is still very strong, and there are simply not enough homes to go around. So long as there is an imbalance between supply and demand, it is likely that prices will only go up. Understanding where we stand in the LBI real estate market and knowing where the market has been trading is a key step to buying or selling in Beach Haven and on Long Beach Island.
