Single family home sales in the Beach Haven real estate market were as follows:

  • 17 single family homes sold
  • The average price of a single family home was $899,456 with a median sales price of $765,000
  • The average price per square foot of a single family home was $481.33
  • On average, homes sold for 93.6% of their listing price and spent 187 days on the market

The least expensive home to sell was 321 Leeward Ave, which was a 4 bedroom, 1 ½ bath home built in 1970. This home sold for $500,000, after spending 186 days on the market. The most expensive home to sell was 1412 Atlantic Ave., which was a 5 bedroom, 3 ½ bath home built in 1995. This 3600 sq. ft. home sold for $1,700,000, after spending 122 days on the market. As we have seen elsewhere, some homes were purchased as complete tear downs to make way for new construction. Due to its excellent location and proximity to the beach, 224 Jeffries Ave., an older home selling for $707,000, is one such example. A new home will be built in this location, which will have substantially more value, and add to the overall health and economy of the greater LBI real estate market.
