Since duplexes and multi-family homes in the LBI real estate market are usually found under a different search screen, and since buyers tend to default to a single-family home search, this category of homes will often see less competition. The benefits of this are apparent and can lead to a higher level of negotiation in many cases. Duplexes and multi-family dwellings on LBI also offer flexibility. An owner may be able to use the entire property, rent the different units to different tenants, or keep one unit for personal use while renting the others out. This can help with cash flow and lessen the burden of LBI ownership costs. Lastly, since no town currently allows a single-family home to be developed into a multi-family use, a duplex may allow for the construction of a new side by side townhome. Of course, this depends on the lot size and the local zoning codes, but under the right conditions, this can be an excellent investment in the LBI real estate market.
