Harvey Cedars and Long Beach Island Real Estate
Harvey Cedars on Long Beach Island, saw an increase in both the average sales price and the median sales price but a large drop in activity. This differs from many other parts of the LBI real estate market which has seen both the number of sales and the average and median prices increase. That said, overall the LBI real estate market is having a strong 2019.

Harvey Cedars NJ Real Estate YTD 2019 Market Report
Below is a breakdown of all single family home sales in the Harvey Cedars real estate market on Long Beach Island:

There were 37 sales in 2018 compared to 26 during the same time period in 2019. The average price and the median price both showed improvement. The drop off in activity in of itself is not a major concern as we have seen steady activity elsewhere in the LBI market.
Long Beach Island Real Estate Market
So far the Long Beach Island real estate market has had a good year. About the same number of single family homes have sold in 2019 compared to 2018 but the average price is about $100,000 higher. While the activity dropped off in Harvey Cedars, some of that may be due to lower inventory levels. There were far fewer homes for sale in the beginning on 2019 which may have contributed to this drop off.
