There is no question that the internet is a tremendous tool to help navigate the real estate market on Long Beach Island. The vast amount of information available online has helped to correct many of the challenges that buyers and sellers used to face in any real estate market. Now buyers and sellers in the LBI real estate market can double check the information provided to them by a local real estate agent. While this transparency is very helpful, buyers and sellers must keep in mind that these online valuation tools are often not 100% (or anywhere near 100%) accurate. Long Beach Island Real Estate Online Valuations

Most of the online tools will use an algorithm to determine the value of a home based on a set of criteria. These will include things like the age of the home, the size, the number of bedrooms, etc. On Long Beach Island, the systems have a much harder time applying a value to homes due to the rather drastic differences that can be caused by a seemingly small item. This is for several reasons, the most common of where are:

  • Location on Long Beach Island
  • Views of the water and how much a view the home provides
  • Distance to the beach

Location can mean both the town and the difference between oceanside and bayside. There can be a 20%-40% difference in value for the same exact home with the only difference being one is located on the east side of Long Beach Blvd and one is on the west side. Likewise different areas of LBI trade at difference numbers due to things like lot size, etc. Views and the distance to the beach are also difficult to quantify. I know of no tool that can determine how much a view is worth-or even if a view exists. This needs to be determined on a very granular level to come up with the right number.

Buying and Selling in the Long Beach Island Real Estate Market

Long Beach Island Real Estate Online Valuations should be considered a ballpark number. As technology improves these estimates will become tighter and more accurate but for now they are at best rough estimates. The best way to place a value on a home is a close examination with comparable sales.
