Serious buyers will want to see your home in person, and ensuring they have access is essential. While this may seem like an obvious requirement for selling your home in the LBI real estate market, it can be more complicated than you think!

Home Access When Selling in the LBI Real Estate Market

Life on Long Beach Island centers on the summer season. While it is true that much of the buyer activity occurs in the off season when homes are empty, many homes are for sale in the spring, summer, and fall. This can be problematic for showings! While I certainly don’t mean to suggest that a seller does not use their home when it is listed for sale, but rather it is important to make sure buyers can get in and that the house is in good showing condition. This can be accomplished in a few ways:

  • Limit the number of guests staying at the house and “living out of suitcases.”
  • Be sure to inform your agent when you will be using the house or when friends or family are staying over
  • If you rent your home out, make sure your agent has an up-to-date list of when the home is unable to be shown

Most buyers in the LBI real estate market come from a good distance away. They will want to make the most of their trip down to see homes, and if they cannot get inside one, it may be some time before they can make a repeat visit to LBI. The simple logistics of being so far away can prevent even the most serious buyer from seeing your home. Back in the height of the COVID market, many buyers made an offer sight unseen. While demand is still high and inventory is still low, buyers are taking their time and being more selective in their search (as they should be). Most showings take place in the LBI real estate market with a lockbox, some require an agent to pick up a key, and even fewer still require an appointment to see the home. Of course, you have to pick the option that works for you, but keep in mind that offering more access will typically result in more showings and offers on the home.

As important as pricing, marketing, and staging can be, access plays an equally important role when selling your home in the LBI real estate market. The amount of access you provide and the condition in which you present your home can significantly impact the sale of the house in the LBI real estate market.
