The LBI Real Estate Market is Competitive, but Not Impossible in the current climate. While it is true that the already busy sales market was driven much higher as a result of Coronavirus, there are still many opportunities for buyers to find a deal. Buyers are facing a low inventory environment and while homes are selling quickly, with multiple offers and, in some cases, over full price, there are a few steps buyers can take to prepare themselves. Among these are:

  • Understanding the LBI real estate market and what determines the value of a home
  • Knowing the aspects of a home that are most important to you
  • Keeping up to date with new listings as they come on the market and being ready to come and see them in person at a moment’s notice.

Above all else, understanding the LBI real estate market and the factors that determine a home’s value is the most important thing to do in the current climate. There are many layers to this subject but things like location, lot size and the layout of a home are some of the most important. All too often, in a market like this, a buyer will overpay for a home that is not likely to hold its value. Only by understanding the basics of the market can a buyer be ready to make a fast and SMART investment. As a buyer, it is equally important to know what matters most to you. There is no “perfect” house and as such, knowing what you are willing to sacrifice and what is a “must-have” can help to make a better decision. Lastly, keeping up to date on the market is an obvious but often overlooked concept. Many would-be buyers rely on a “drip” campaign from Zillow to keep them updated. The problem is, without a local connection in the LBI real estate market, it is likely that by the time a home officially comes on the market, it may already be too late. Long Beach Island is a relationship-based sales community and sometimes, having advanced knowledge of a listing is all that it takes to find your dream home on LBI. While we are in a COVID-fueled seller’s market, there are also many incentives for buyers, chief among these being the low-interest rates. Even with the higher prices in the LBI sales market, homes are still very affordable thanks to these low rates.
