Understanding a Long Beach Island New Jersey real estate transaction, including what are is a commonly asked for terms of a negotiation, is an essential step to becoming a better home shopper. While every real estate transaction is different, and certainly anything in real estate is negotiable, there are some common trends we see throughout the LBI real estate market. Therefore, understanding what is included in the sale of a home in the Long Beach Island real estate market can help guide you when deciding to make an offer on a property for sale. This can include furniture, appliances, window treatments and a host of other items.

It is important for all buyers in the LBI real estate market to remember that Long Beach Island is primarily a second home market. Therefore, expectations are slightly different then would be in a primary home market.

Many homes are sold fully furnished less personal items. Outside furniture can be a bit of a grey area with LBI real estate transactions so it is important to clarify what constitutes “furniture”. Most appliances will remain with the home and some, like a stove, are required for a mortgage. Sometimes items one may not expect or even want, for example a boat, maybe offered with the sale of a home. It is important to make a note of what inventory items may need clarification before making an offer.

As I mentioned above, every real estate transaction in the LBI market is different however many homes on Long Beach Island are sold fully furnished. This has to do with the simple fact that if the seller is not purchasing another second home, it is unlikely they will have a use for an entire house full of furniture. This can be good or bad depending on the condition of the furniture and the buyer’s individual taste. Sometimes, a home is sold with outdated and unwanted pieces of furniture. In those cases, the furniture can become a sticking point in the transaction. The good news is, there are many charitable organizations that will accept furniture donations in the event a buyer does not wish to retain the items. It is also important to mention that even if a home is advertised as furnished, that does not automatically mean that everything will stay. Many times, there are personal items that the seller will take with them which is why it is so important to understand what is and what is not included with the sale of the home. “Personal items” can have a rather broad header. A dresser or even a whole bedroom set may have sentimental value to the seller, and they may insist on keeping those items. A full inventory should be provided or at least an exclusion list given to the buyer before any offer is made.  Appliances are generally something that will remain with the home in almost every circumstance. In my experience, it is highly unusual for a seller to take appliances.

Above all else, it is very important to understand what is and what is not included with the sale of the home. The best way to do this is to request an inventory list before the end of attorney review and even sooner if possible. That way there are no surprises and the transaction can move forward.
