Inventory Continues to Grow in the Long Beach Island Real Estate Market

Buyers welcomed new inventory this week as 15 new listings hit the Long Beach Island market. The new listings ranged from condominiums and beach cottages to newly constructed luxury homes.

Several notable properties entered the market, including a newly built ocean-side home listed for nearly $5.6 million, multiple luxury listings priced between $3 million and $4 million, and a variety of opportunities in Long Beach Township, Surf City, Harvey Cedars, Ship Bottom, and Beach Haven.

The average asking price of more than $2.4 million reflects a strong LBI housing market and continued demand for premium coastal real estate.

While the summer season has ended, serious buyers remain engaged across Long Beach Island. Six properties moved under contract or pending during the week, representing more than $16 million in potential sales volume.

Homes securing buyers ranged from about $1.5 million to over $5.1 million, showing demand remains healthy in both the luxury and mid-market segments.

Properties entering contract status included homes in Long Beach Township, Surf City, and Ship Bottom, reinforcing the broad appeal of the island's various communities.

Luxury Sales Dominate Closing Activity in the Long Beach Island Real Estate Market

The biggest story of the week was the strength of the luxury market.

The highest sale occurred in Long Beach Township, where an oceanfront home closed for $5,775,000, exceeding its asking price. Another oceanfront property sold for $5,495,000, while a newly constructed home closed for $4,725,000.

Beach Haven also saw significant activity, including a luxury property that sold for nearly $4.6 million.

These transactions demonstrate that buyers continue to pursue premier oceanfront and bayside properties despite higher price points.

The following homes closed during the week:

  • Long Beach Township: $5,775,000

What This Means for Buyers and Sellers in the Long Beach Island Real Estate Market

For sellers, the data shows that properly priced homes continue to attract buyers, particularly in desirable waterfront and beach-access locations. Luxury inventory remains limited compared to demand, helping support strong property values.

For buyers, increased inventory is creating more opportunities than were available during the height of the summer season. However, attractive properties continue to move quickly, especially those offering updated construction, water views, or strong rental potential.

New inventory is arriving, buyers remain active, and luxury sales continue to generate impressive results. While the pace may be slower than peak summer months, demand for LBI real estate remains strong across virtually every major community.
