The most notable trend from today's activity was the strength of the luxury home market. Two oceanfront properties in Long Beach Township accounted for more than $10 million in combined sales volume, underscoring the continued demand for waterfront real estate on Long Beach Island.
One newly constructed oceanfront home sold for $4,725,000 after just one day on the market. The six-bedroom residence reflects growing buyer preference for newer construction with modern floor plans, higher building standards, and premium coastal amenities.
Another oceanfront property closed for $5,775,000, above its asking price, showing that highly desirable waterfront homes continue to attract competition when priced appropriately. Buyers searching for direct ocean access and newer construction remain willing to act quickly when quality inventory becomes available.
These transactions reinforce a trend that has held through much of 2026: luxury Long Beach Island real estate remains in high demand despite limited inventory.
Additional Closings Across the Long Beach Island Real Estate Market
Beyond the luxury market, buyers continued to show interest across a range of price points.
In Harvey Cedars, a four-bedroom home closed for $2,960,000, highlighting the continued appeal of one of the island's most sought-after communities. Harvey Cedars continues to attract buyers seeking a quieter coastal lifestyle while staying close to beaches, boating, and local amenities.
Meanwhile, a home in Ship Bottom sold for $950,000 after a relatively short marketing period. Properties under $1 million remain particularly attractive to vacation-home buyers, investors, and those looking to establish a foothold in the Long Beach Island housing market.
Together, today's closed transactions generated over $14 million in real estate sales volume, signaling continued market health.
