The Long Beach Island real estate market remained active during the week of September 27 through October 4, 2026, with several significant sales, new luxury listings, properties going under contract, and price reductions across LBI.
This week's activity provides an interesting look at the fall market on Long Beach Island. While some homes sold below asking price, others sold at full price or even above list price.

LBI Real Estate Home Sales This Week
Several noteworthy properties closed during the week, including transactions ranging from under $1 million to more than $6 million.
501 Broadway, Barnegat Light: $6,300,000
The largest closing in this week's data was 501 Broadway in Barnegat Light, identified as seven lots. The property closed for $6.3 million, exactly matching its $6.3 million list price after 214 days on the market.
9324 Mark Drive, Long Beach Township: $3,750,000
One of the week's most impressive results came from 9324 Mark Drive in Long Beach Township.
The five-bedroom property was listed for $3.495 million and ultimately closed for $3.75 million, approximately 107.3% of its asking price.
20 E South 33rd Street, Long Beach Township: $3,350,000
This three-bedroom property was listed for $3.599 million and sold for $3.35 million after 61 days on the market.
That represents approximately 93.1% of the asking price.
11 E Pennsylvania Avenue, Long Beach Township: $2,895,000
This 2022-built, four-bedroom home closed for $2.895 million, exactly matching its asking price.
Perhaps even more interesting was its reported market time of just one day.
7-B Cohasset, Long Beach Township: $2,500,000
This newly built five-bedroom home sold for $2.5 million against a $2.649 million asking price after 16 days on the market.
5313 Long Beach Boulevard, Harvey Cedars: $2,200,000
This Harvey Cedars property was listed for $1.999 million and ultimately closed for $2.2 million, approximately 110% of the asking price.
306 Fifth Street #B, Beach Haven: $933,333
This three-bedroom property closed for $933,333, exceeding its $899,900 asking price.
The property spent just 11 days on the market and sold for approximately 103.7% of list price.

The upper end of the Long Beach Island real estate market was particularly active with new inventory this week.
At the top of the new listings was 129-D Long Beach Boulevard in Long Beach Township, offered for $10.5 million. The property features eight bedrooms, 6.5 bathrooms, and 5,758 square feet of above-grade finished living space.

The number of multimillion-dollar properties entering the market demonstrates the significant luxury component of LBI's current inventory.
LBI Sellers Are Adjusting Prices
Price reductions were another important part of this week's market activity.
One of the largest adjustments occurred at 1120-D Long Beach Boulevard in Long Beach Township, where the asking price was reduced from $5.85 million to $5.299 million, a reduction of $551,000.
Other price adjustments included:
162 D Long Beach Boulevard: $4.25 million to $4.1 million
284 W 15th Street, Ship Bottom: $3.395 million to $3.25 million
4 W Dune Lane: $4.599 million to $4.499 million
1018-A Long Boulevard: $1,999,999 to $1.9 million
525 Engleside Avenue, Beach Haven: $1.695 million to $1.645 million
270 N 3rd Street, Surf City: $1.46 million to $1.425 million
These reductions illustrate why proper pricing remains so important in the LBI market. Even in a market capable of producing above-asking-price sales, buyers remain sensitive to the characteristics and pricing of individual properties.
LBI Homes Going Under Contract
Buyer activity continued during the week, with properties across several LBI communities going under contract.
Notable examples included:
69 Bayview Drive, Long Beach Township: $5.85 million asking price
126 E Old Whaling Lane, Long Beach Township: $2.595 million
6 W Jerome Avenue, Long Beach Township: $1,999,999
267 N 13th Street, Surf City: $1.799 million
274 S 1st Street, Surf City: $1.6 million
16 W 13th Street, Barnegat Light: $1.525 million
Remember, these are the asking prices when the properties went under contract. Their actual selling prices will not be known until the transactions close.
What Does This Week Tell Us About the LBI Real Estate Market?
Perhaps the biggest takeaway from this week's activity is the tremendous variation within the Long Beach Island real estate market.
We saw properties sell:

Below asking price
In just a few days
After spending considerably longer on the market
For example, 9324 Mark Drive sold for $3.75 million, above its $3.495 million asking price. Meanwhile, 11 E Pennsylvania Avenue sold exactly at its $2.895 million asking price, while 20 E South 33rd Street sold below its $3.599 million list price for $3.35 million.
This reinforces something I regularly discuss with LBI buyers and sellers: there really isn't one single LBI real estate market.
Barnegat Light can behave differently from Beach Haven. Oceanfront homes can behave differently from bayside properties. New construction may attract a completely different buyer than an older beach house being marketed primarily for its land value.
Location, condition, lot size, views, water access, construction quality, age, amenities, and pricing can all significantly affect an individual property's value.
What This Means for LBI Real Estate Buyers
For buyers considering a home on Long Beach Island, recent comparable sales remain extremely important.
An asking price alone doesn't necessarily tell you what a property is worth.
Understanding what similar homes have actually sold for, how long they were on the market, and how they compare with the property you're considering can help you make a better-informed offer.
What This Means for LBI Real Estate Sellers
For sellers, this week's activity highlights the importance of pricing a home correctly from the beginning.
Some properties can still sell at or above asking price, while other sellers are making substantial price reductions.
A successful pricing strategy should look beyond broad LBI averages and closely examine the most relevant recent sales, current competition, and the property's unique characteristics.
