LBI Real Estate Investment Property Loans
It is important to remember that I am only giving a general overview of LBI real estate investment property loans as a real estate agent. Any prospective buyer or borrower should speak to a licensed mortgage lender to understand what they will qualify for, the rate, terms, etc. That said, there are a few general statements we can make that will apply to many situations:
- Investment mortgages usually require a higher down payment, in the are of 25%
- The interest rate is usually higher
- Depending on the type of loan, it may be interest only
Investment loans are most commonly used when a home is being purchased for the sole purpose of rental or resale. If a home will be used as a second home/vacation property and be rented part of the time, your lender may advise against an investment loan. Investment loans can also help a buyer to qualify for the purchase of a home. This can be especially helpful if a borrower is self-employed and needs to show some additional income.

Ultimately, an investment mortgage in the LBI real estate market is not going to be for everyone. Under the right conditions, though, an investment loan can make a lot of sense. Like any significant investment, a buyer should consult with their lender, financial planner, accountant, etc. and use that information to determine what makes the most sense.
