With the average price of a single family home around $1,000,000 it is fair to say that the Long Beach Island real estate market is a higher end market. While there are plenty of options below this price point (including some very nice affordable condos and single family homes), it is helpful to look at the higher end of the market as an overall gauge of things. While there are homes that sell on Long Beach Island in the $8,000,000-$10,000,000 range, there is far more data in the $2,000,000-$3,000,000 price point and therefore this is a good way to assess the LBI real estate market.

LBI Real Estate Sales $2,000,000-$3,000,000

At the time of my writing this article and having taken the data from the Jersey Shore MLS we see the following trends:

  • Over the last 6 months there have been 12 closings between $2,000,000. There are currently 4 properties under contract
  • The average sales price of a single family home in this price point was $2,468,042
  • The average price per sq. foot was $712.89 and homes spent an average of 133 days on the market.

Of the 12 sold and 4 pending sales, 4 were on the oceanblock. 2 of these sales were on the North end of LBI and 2 on the South end of LBI. The rest were either oceanfront or bayfront homes.

Oceanblock new construction homes in the LBI real estate market are a very popular category for home sales. Looking at the active listings for new oceanblock homes in this price point we see some interesting trends. There are currently 6 oceanblock new constructions for sale on LBI priced between $2,100,000 and $2,700,000. The average listing price of these oceanblock new construction homes for sale is $2,388,500. The average price per sq foot is $751.88. The average days on market is 138 days.

Buying a Home in the Long Beach Island New Jersey Real Estate Market

After a slow start to the year the Long Beach Island real estate market increased in activity. With 12 closings and 4 pending sales in what most would agree to be an expensive price point it seems that buyers still have a lot of confidence in the LBI real estate market. Still, buyers should pay close attention to the developing trends as there is some weakening in the market as a whole.
